EstateIQ combines a consumer-facing property search with an AI-powered valuation engine and an agent CRM. Buyers search and get instant valuations. Agents manage leads through a kanban pipeline with automated follow-up sequences.

The Problem

Property portals show listings but give buyers no pricing context. Agents manage leads in spreadsheets. Valuations take days and cost money. The three tools never talk to each other.

What We Built

A unified PropTech platform: Mapbox-powered property search, a gradient-boosted ML valuation model served via FastAPI, a document vault with signed S3 URLs, and a full agent CRM. All in one product.

Agent subscription per seat. Valuation API access billed per call for third-party integrations.

How we built it

Week 1

Agent + listing data model

Designed the multi-agency schema with agent profiles, listing types (sale, rent, commercial), and property attribute taxonomy. Built the Filament admin for listing management.

Property search + map view

Built the public search interface with radius, price range, beds/baths, and property type filters. Integrated Mapbox GL for an interactive property map with clustered pins.

AI valuation engine

Trained a gradient-boosted regression model on historical sale data (price/sqft, neighbourhood, age, amenities). Deployed via a FastAPI microservice returning instant valuation ranges with confidence intervals.

Virtual tour + document vault

Integrated Matterport embed for 3D virtual tours. Built a secure document vault for title deeds, inspection reports, and offer letters — with expiring signed S3 URLs per listing.

Built the agent CRM with kanban lead stages (new → viewing → offer → closed), automated follow-up email sequences, and a calendar integration for viewing bookings.

Mortgage calculator + launch

Added an interactive mortgage calculator with stamp duty breakdown and repayment schedules. Load-tested to 500 concurrent users. Deployed on Laravel Forge + DigitalOcean.
